Este proyecto consiste en el diseño de un conjunto de departamentos en un terreno de 15 x 12.5 metros. El cliente deseaba maximizar el uso del predio, manteniendo dos unidades existentes para renta en la planta baja y construyendo dos departamentos adicionales de dos niveles en la parte superior, logrando un total de cuatro viviendas en el terreno, con la posibilidad de destinar parte de la azotea como área de uso común.
Los nuevos departamentos cuentan en la planta baja con sala, comedor, cocina, un estudio, un baño y la escalera que da acceso a la planta alta. En la planta alta se ubican tres habitaciones: la principal con baño privado, y las secundarias que comparten un baño. Desde esta planta, la escalera permite acceder al roof garden, que incluye un área de instalaciones, una zona verde en forma de jardinera, un baño de apoyo, así como un área de asador y estancia para uso recreativo.
Se proyectaron grandes ventanales que garantizan adecuada iluminación natural y ventilación, apoyándose además en el jardín central que conecta con la planta baja. Se priorizó el diseño de espacios amplios para ofrecer comodidad y funcionalidad al usuario, manteniendo un estilo moderno y abierto que integra las áreas interiores con el entorno exterior.
This project involves the design of a residential complex on a 15 x 12.5 meter plot. The client wanted to maximize the use of the property by keeping two existing rental units on the ground floor and adding two new two-level apartments above, achieving a total of four dwellings on the site, with part of the rooftop planned as a shared common area.
The new apartments feature a ground floor with living room, dining area, kitchen, a study, a bathroom, and the staircase providing access to the upper level. On the upper floor, there are three bedrooms: the master bedroom with a private bathroom, and the secondary bedrooms sharing a bathroom. From this floor, the staircase leads to a roof garden, which includes a utility area, a green space in the form of planters, a supporting bathroom, and a recreational area with a grill and seating.
Large windows were designed to ensure ample natural light and ventilation, complemented by the central garden extending from the ground floor. Spacious layouts were prioritized to provide comfort and functionality for the residents, while maintaining a modern, open style that integrates the interior spaces with the exterior environment.
